This home warranty contract provides comprehensive coverage of most appliances, plumbing, and electrical systems that fail due to normal wear and tear. It also covers several structural issues.

Any item that isn’t listed is excluded from the home warranty. It only covers labor and parts of home systems and appliances that were confirmed to be in working order at the time of inspection while excluding all others regardless of their condition at that moment or if they were repaired.

The covered repairs of the mechanical items are limited to a maximum aggregate of $500. Structural coverage is limited to $2000. Both are limited to items and issues found within the home’s foundations.

Additionally, the coverage of this service contract comes before other home warranties in place. You must send the claim to the RWS home warranty company representative within 90 days of inspection or 22 days of closing, whichever occurs later.

However, it’s crucial to validate your home warranty within 15 days of inspection, as it provides the service provider with essential information, such as your and the inspectors’ name and property address.

Items and Damages the 90-Day Home Warranty Doesn’t Cover:

  • Cosmetic repairs, water damage, or things that are only accessible
    with the removal of a permanently installed covering, such as concrete or drywall
  • Fixtures, climate control systems, and appliances that are over 10 years old
  • Damage due to external causes or neglect (hurricane, earthquakes, riots, etc.)
  • Wells, septic systems, and other related components
  • Chimneys, fireplaces, or brick failures
  • Cracking or scaling concrete
  • Plumbing stoppages
  • Pest damage

    This service shouldn’t be confused with homeowners insurance.

    Home warranties cover major appliances and home systems. A homeowner’s insurance policy covers losses and damages due to known perils. They’re non-exclusive and complementary.
